FAQ
Before you send a file.
- What is on the tape?
- Net-lease observations from the property database. Each card says where it was seen and when. A card is not a Williams Capital Advisors exclusive unless the file says so.
- Why are so many prices blank?
- A missing figure stays blank. A zero in the database is treated as unstated. The desk does not invent a price, a cap, or an NOI.
- Is an asking cap a closed sale?
- No. Closed comps are a separate page, and that page stays empty until a recorded sale is in the file.
- How often does the book update?
- A daily job rereads the property database, writes the snapshot, and rebuilds this site. The status page shows what changed.
- NNN or absolute net?
- NNN usually means the tenant pays taxes, insurance, and maintenance. Absolute net is the form where the tenant also takes roof and structure. The flyer label is not the lease.
- Do you hold 1031 funds?
- No. A qualified intermediary holds the proceeds. Identify in 45 days. Close in 180 days. Deferral is not elimination.
- Will you sell me a DST?
- No. This desk does not sell DST, TIC, or fund interests.
- When is it a sale-leaseback?
- When you hold the fee and the operating company stays as tenant. A property already leased to someone else is an investment sale.
- Who is licensed?
- Francisco Williams, CCIM, CalDRE #01979442. Williams Capital Advisors, DRE #02030467. Exp Commercial of California, Inc., DRE #02134436. Work outside California is with a local cooperating broker.
- Who quotes a loan?
- WCA Mortgage Brokerage, NMLS #1858674. A calculator on this site is not a quote.
