An asking cap is not a closed sale

The tape quotes the seller’s cap: stated NOI divided by asking price. A closed comp is a different file. This desk does not blend the two, and it does not publish a median from someone else’s board.

If the offering leaves out NOI or price, the cap stays blank. It is not estimated.
